Hendon Is Mostly 1930s Housing. That Changes the Job.

Most people assume air conditioning is the same job in any London house. It is not. Hendon sits almost entirely in NW4, and the housing here is dominated by 1920s and 1930s semi-detached and detached homes, with pebbledash or red brick, bay windows and hipped clay-tile roofs. Roads around the Shirehall Estate and Sunny Hill hold larger detached houses in the 1930s Art Deco style, while newer flats sit off Aerodrome Road and Great North Way.

That mix decides three things: where the outdoor unit can go, how the pipework reaches it, and whether the job needs permission at all. A bay-fronted semi with a narrow side return is a very different problem from a 2015 flat with a balcony. West Hendon, just over the boundary in NW9, adds another layer again.

Most Hendon Installs Need No Planning Permission. Some Do

The rules changed on 29 May 2025. Class G of the General Permitted Development Order now allows a unit that both heats and cools to be fitted without planning permission, provided it meets every condition. A unit that only cools is still excluded and needs a full planning application. Almost every modern split system heats as well as cools, so most Hendon homes fall on the right side of that line.

The conditions still matter.

– Only one outdoor unit is allowed on a semi-detached house, a terraced house or a block of flats. Detached houses and bungalows can now have two.

– The unit must meet the MCS Planning Standards, with noise shown through the MCS 020 calculation.

– A pitched roof installation is never permitted development. On a flat roof, every part of the unit must sit at least one metre from the outside edge.

There is one Hendon-specific catch. The Hendon (The Burroughs) conservation area carries Article 4 directions, and Article 4 removes permitted development rights. If your property sits inside it, external plant needs an application to Barnet Council whatever the unit does. One Room or the Whole House, the Constraint Is Pipework

Room count is not usually what limits a domestic system. Pipe run is. A standard three-zone Mitsubishi or Daikin multi-split handles around 30 metres of total pipework, and the height difference between the indoor units and the outdoor condenser counts towards it. In a three-storey Hendon semi, that figure decides whether one outdoor unit will serve the house or whether you need two.

One room, one unit. Pairing a single indoor unit with one outdoor condenser suits a bedroom, a home office or a south-facing living room. It is the usual starting point in a Hendon house, and a single split system can be added to later.

Across the UK in 2026, a single-room split system typically costs between 1,500 and 3,000 pounds fitted. A two-room multi-split runs around 2,800 to 4,500 pounds, and a three or four room system around 3,500 to 7,000 pounds. Ducted systems for a whole house start higher again, from roughly 6,000 pounds. London and the South East usually sit 10 to 25 per cent above those figures, because labour and access cost more here. Those are published industry ranges rather than our prices, and yours is confirmed after a survey.

Four things move the number more than anything else. Pipe run length and routing come first, because a long or awkward route means more labour and more copper. Unit count is second. One cost people forget to compare is certification.
